The market is picking up and homes are selling fast! If you are a prospective home buyer you should know the market is moving fast and you need to have your ducks in order and be ready to move right away and sometime that isn’t even enough. I have found that right now we are looking at a real shortage of homes on the market and of the ones that do come onto the market the ones that are in good condition, have upgrades last only a couple of day if that.
We are also looking at multiple offer situations time and time again lately. For example, I am currently working with a client who has stepped up, gotten out to the homes immediately when they come on the market and has repeated written great offers, many of which are above asking price and…. He is a CASH buyer and still has lost out of 4 homes now. There is absolutely nothing my client can do better with his offers.
My advice to buyers is to be prepared. You MUST have your pre-approval in hand when you start shopping for your home. You MUST get out and see the home as soon as it comes on the market. You MUST be prepared to go above asking price if you are in a multiple offer situation and you MUST have a great Realtor that you are working with that is savvy in contract writing and diligent in getting you into the homes really quickly.
